Colocation renewal coming up? Make the market bid against it.
Upload the renewal notice or your current invoice. Facilities that fit your footprint bid blind against it, and you get every option, including staying, on one 36-month cost before your notice deadline.
Digital Realty, second quarter 2026 results (Form 8-K, Exhibit 99.1), 2026-07-23.
Six lines to check in a renewal notice
The headline rent is rarely the whole increase. Each of these goes into the 36-month comparison.
Rent per kW and the escalator
How much of the increase is the new base rate, and what the yearly step-up becomes for the next term.
Power
Whether the model changes (all-in to metered, or a new billed PUE) and how the power rate is trued up.
Cross-connects
Whether existing cross-connects are repriced at the current rate card on renewal.
Notice period and auto-renewal
The date by which you must give notice, and what term you roll into if you don't.
Density and space
Whether the facility will commit more kW per rack, or contiguous space to grow into, at the renewal price.
SLA and credits
Whether the uptime commitment and credit cap change in the new paper.
Renewal questions
Before the notice deadline in your contract, not the renewal date. A competing bid only helps while you can still give notice. Six to nine months ahead leaves time for bids, a site visit and a migration plan if you move.
Sometimes. Either way you get a number to negotiate with or a facility to move to, and you decide with the full 36-month cost of both in front of you, including migration.
The renewal notice or your current invoice, or just the operator, footprint and monthly bill. Redact your company name and IP blocks if you like.
Digital Realty reported renewal rates up 25.4% on a cash basis in Q2 2026: 5.2% on contracts under 1 MW and 66.7% above 1 MW. It guided 9% to 11% for the full year (Form 8-K). Contracts signed years ago carry the largest gaps to today's rates.
